Patios, walls and walkways built to outlast the weather.

Hardscaping is the structure of a great yard — the patio you actually use, the wall that holds a slope, the walkway that ties it all together. Built on a proper base so it stays flat for years.

Hardscaping by Versa Property Management

Why this work matters.

Anyone can drop pavers on dirt. The difference between hardscaping that lasts and hardscaping that heaves out by year three is what's underneath — excavation, a compacted aggregate base, the right bedding, and proper drainage. We build from the bottom up so a Michigan freeze-thaw cycle doesn't wreck it.

Versa designs and installs paver patios, walkways, retaining and seating walls, steps, fire pits and combination concrete-and-paver work. Because we already handle your landscaping and drainage, the hardscape gets tied into the grading and the planting beds instead of fighting them.

What's included.

  • Paver patios — single or multi-level, in your choice of stone
  • Paver and natural-stone walkways and garden paths
  • Retaining walls and seating walls — built for the slope
  • Fire pits, steps, and stone borders
  • Proper base prep — excavation, compacted aggregate, drainage
  • Polymeric joint sand and edge restraint so it stays locked in

How we work.

1. Design + measure.

We walk the space, talk through layout and materials, and show you paver and stone options that fit the home.

2. Quote with materials.

Flat written number with the material allowance broken out so you know exactly what you're paying for.

3. Excavate + base.

Dig out, install and compact the aggregate base, set bedding — the part nobody sees that decides whether it lasts.

4. Lay, joint + seal.

Set the pavers or stone, cut clean edges, lock the joints with polymeric sand, and clean up like we were never there.

Common questions.

Pavers or poured concrete — which should I choose?
Pavers flex with the freeze-thaw instead of cracking, are easy to repair, and look more premium; poured concrete is cheaper per square foot. We install both and will walk you through the trade-off for your project.
Will the patio sink or heave over time?
Not if the base is right. Most failed hardscape was set on too little base or with no drainage. We excavate to depth, compact in layers, and grade for water — that's what keeps it flat.
Can you build a retaining wall on a slope?
Yes. We build retaining and seating walls with proper base, backfill and drainage so they hold the grade and don't bow out.
Do you tie it into the landscaping?
That's the advantage of one company — we coordinate the hardscape with your grading, drainage and planting beds so everything works together instead of fighting each other.
